Any price comparison on land per acre within 100 miles, or how is the share/acreage valued?

Land without water is about $300 an acre for the cheap stuff. Agricultural land not counting water goes up to $1,000 per acre. An acre foot of water when you can find it is $2,500-$5,000. Now I’m sure you can find a better deal from time to time. Just as we did.
So, as a shareholder you get
your 2 acres plus 2 acre feet of water.

2355 acre feet of water from 7 wells
3 irrigation pivots
100 space RV and Camping Park
Coop Store for buying and selling
5+ miles of roads.
Access to jobs, plus goods and services at discounted rates (nonprofit agricultural cooperative).
